Viewings & Applications
Viewings usually take place on:
- weekdays between 6.30pm and 7.30pm
- or on Saturdays between 11am and midday.
Please contact us to make a viewing appointment
After viewing a room, you can choose to fill out a tenancy
application form. We review all applications after the viewing
period is over and if your application is successful we
inform you by phone within 24 hours.
If viewing, it's a good idea to download the tenancy application
form in advance, so you have all the correct information
should you wish to make an immediate application at the
end of your visit.

hand side of this page.
Successful Applicants
Once informed that your application is successful you will
be expected to visit our offices in central London within 48 hours to take
care of paperwork, tenancy agreement and pay a deposit in CASH to secure your
room.
Deposit
A deposit equivalent to one month's rent is required in
advance to secure your room. Once your tenancy commences
it is then held as a deposit to cover any accidental damage
or to replace any missing items at the end of the tenancy.
Rent payments
Rent is due monthly in advance on the 7th of every month.
We provide you with a standing order form to complete and
give to your bank. We require the payment to leave your
bank account 3 days before it is due so it arrives in our
account on time.
Period
We offer tenancy agreements for a minimum 6 month period.
We require one month's notice if you intend to leave before
this period ends. After 6 months the contract will automatically
carry on month to month as a monthly contractual tenancy.
Bills included
Rent for all rooms includes all bills so there are no hidden
extras to worry about. The rent you pay covers council tax,
electricity, gas, water rates and broadband internet access.
References
We require a reference in advance from all our tenants.
This can be a letter either from a current employer or previous
landlord.
Your previous landlord can supply a signed
letter including their phone number and answering the following
questions:
• How long were you a tenant of this landlord for?
• Did you pay your rent to this landlord on time?
• Would the landlord recommend you as a tenant?
Your current employer can supply a signed
logo-headed letter answering the following questions:
• How long have you been employed by the company?
• What is your current salary?
• How would your employer describe your character?
Inventory
We agree and sign a full list of the items in each room
at check in. We use this list again when you check out and
before refunding your deposit. See top right for house inventory to download
Repairs
If there is any accidental damage or repairs required during
your tenancy, we ask that you contact
us immediately so we can act fast.
